HOW TO RETIRE AS A MILLIONAIRE ON A $170 A MONTH INVESTMENT By David A. Chodack Florida is the retirement state right? Everyone knows that. But what a lot of people don't realize is that Florida offers an excellent chance to retire in style with a million dollar net worth and a six figure yearly income without working. And the best part is that you can start with practically nothing, just $170 a month. I call it the Lazy Investor's Road To Riches. No, I'm not kidding and I'm not pitching some new get rich quick scheme either. Investing $170 a month is not going to make you a millionaire within the next six months, or even the next six years, but it can make you a millionaire within 20 years, without any risk and practically no work. And the best part is that your money is guaranteed by the government and the government even does all the work and collects it for you. This is what happens when you invest in property tax certificates in Florida. You collect interest of 18% a year, or you get someone else's property for pennies on the dollar. Either way, you win. Either way, you can't lose because the government guarantees it. It's a simple fact of life that in a bad economy such as we're in now, with people out of work and businesses going under, that more and more people fall behind in their property taxes. And when that happens, it creates golden opportunities for investors, particularly when the real estate market is hot. Can't find any good properties to buy? Buy tax certificates instead. If the delinquent tax payer pays the bill within 30 days, you get a flat 5% on your money. That's 60% profit a year! Unfortunately, you can't count on doing that 12 times a year, or even once a year, so the chances are, you'll have to settle for only 18% a year interest instead. Life's tough, isn't it? I mean, 18% is a good rate of return on your money - some would even say a great rate of return - but how are you ever going to become a millionaire earning only 18% on your money, especially if you are only starting with $170 a month to invest? You can do it thanks to the Federal government. Most people know that the government lets you put away money toward retirement and let that money accumulate tax-free until you actually retire and start spending it. What most people don't realize is that you can invest that money in things like real estate, or tax certificates and let your profits pile up tax-free. Do you want to retire as a millionaire in 20 years, working just a few days a year on your investment program and investing only $170 a month? It's easy. Here's what you do: "Spend One to four days a year researching tax certificates "Go to one property tax certificate auction a year "Buy at least one tax certificate for at least $2,000, earning 16% a year interest "Re-invest the original $2,000 once every year, plus the 16% interest, plus an additional $2,000 "Repeat this process each year for 20 years "Retire in 20 years with $1 million plus invested at 16% interest and enjoy a retirement income of more than $160,000 a year Now, you'll notice that I based these figures on an interest rate of 16% a year. That means you people in Florida have a problem. These numbers won't work for you. So, you're either going to have to retire early, instead of waiting 20 years, or you'll just have to resign yourselves to having a lot more than $160,000 a year coming in when you do retire. As I said earlier, life is tough some times. These are real numbers, not pie-in-the-sky fantasy figures that I made up out of my head. You can do this in your spare time, investing your spare change. Those of you who want to get rich quick can do that too. You can achieve financial independence in 18 months or less, investing in tax certificates and tax deeds. You're going to have to work at it a lot more than a few days a year and/or invest a lot more than $170 a month, but people like you and me are using tax certificates and tax deeds to become financially independent and I'll look forward to meeting all of you and telling you a lot more about it at your next group meeting.
