Property tax auctions are not a secret. They are open to the public and public notice
is always given before they are held. Some times this public notice consists
of a posting at the County Courthouse or other public building, or it may involve
a notice published for a certain number of days in a newspaper of general
record. Really active, serious investors also comb the public records for notice
of tax delinquencies even before they are posted or published, so that they
can contact the delinquent property owners. Some people are not aware that they can lose their properties to foreclosure for non-payment of property taxes. Others just don't have the money to pay their property taxes. In many cases, these delinquent property owners would rather sell their properties at favorable prices and/or terms, rather than risk losing them to foreclosure and getting nothing, so many smart investors don't wait until the auctions.
